After your building permit, the VAT administration can send you Form 111 — a questionnaire about your construction project. The form itself is 15 questions. But what's behind it is heavier: you must be able to produce every invoice, every contractor, every VAT amount and a complete cost overview. And you must keep it all for five years.
You start digging. Sixteen months of emails, bank statements and folders. That plumber's invoice — was that with or without VAT? The roofer's VAT number — is that somewhere? The electrician's final settlement — did you ever receive it? And what about the work you did yourself — do you have photos?
The administration can select your file for a deeper inspection. They compare your invoices against their own estimate of what your project should have cost. If the total is too low, they assume VAT was evaded. The fine: €250 per infraction.
